The Problem

  • Prominent citizen needs to sell her 125-acre property to fund retirement.
  • Property is environmentally sensitive and has attracted interest of conservation agencies, but is too expensive and risky for any one buyer.

The Solution

  • Nexum principals designed a limited development plan in partnership with land trust, town and state agencies to complete the funding for the purchase and enable the permanent preservation of 83 acres of woodlands. 
  • An innovative site plan was proposed by Nexum and quickly approved by municipal agencies.  
  • Nine home sites have been developed, nestled into the natural setting, with covenants protecting the aesthetics and natural resources throughout the 42 acres.
